We can not go without insurance. This is not new information; the arrearages are what is taken into consideration from the unit owners we have in collections. We did not expect to be hit a 2nd year as the broker thought they would be able to get our premium down from the large fire loss. Unfortunately that was not the case. This is the only way we can get insured and if we take the money out of our reserve account it puts us in a situation where we won't be able to replace roofs and hot water heaters if they go up, which is a reserve item. We would still have to pay back the reserves regardless. The information sent to the homeowners as we explained at many meetings states the fact we need to cover all the costs and take into consideration people that are in collections. We made no secret of it before and it is no secret now. This is not something that the board wants to do, it is what we have to do. We are all in the same situation as everyone else in Section I and have to pay the same amount. I personally sent out an email regarding special assessment insurance and advised all unit owners to add it to their insurance policies even before we knew about the special assessment being our option unless we take out a multi year loan with a large monthly payment that will take away from other needs at The Gardens. Matthew answered your question as he is supposed to since he is the Property Manager. We are an older community, we have plumbing issues, we have some unit owners that do not take care of their units properly and cause damage. There are unit owners that apparently have not insured their units or make sure their tenants have renters insurance. This was the case for the $1M+ claim. No one saw it coming and we are all paying dearly for someone else's negligence. Colleen Palmer Section I
