The suggested Special Assessment, second over the last two years, is of great concern to myself as it should be to any Section I owner. The $500 special assessment you propose may result in the total of $500X220=$110,000. This is a significant percentage of the 2025 budgeted total insurance premium of $270,000. I note that the 2024 total budgeted insurance premium is also $270,000. One may wonder for the reasons not to include anticipated sizable premium increase in the 2025 budget. The total premiums actually paid in 2024 and 2025 provide an answer to this puzzle. The numbers are $247,330.72 and $249.630.22 respectively (please see an email from Neal Donovan of Gorges & Company, Inc. enclosed below). The numbers show that in 2024 and 2025 alone the insurance amount budgeted exceeds by more than $40,000 the total insurance premium paid. Needless to say I, and perhaps many other owners, would like to know 1. How this insurance premium surplus was spent. 2. Why additional funds are required for the $249.630.22 insurance premium when the budget already provided $270,000 for insurance. There was a $1M+ fire loss in January 2021, just before renewal. Westminster seemed as though they were going to continue coverage but they were bought out by another insurance carrier in late 2022 and then nonrenewed the policy.
